Painters in Caldera Springs, Oregon
Interior & Exterior Painting Services
Caldera Springs homes are built to a design standard, and that standard is enforced. Every exterior repaint needs written Design Review Committee approval before work starts, including a repaint in the exact color already on the house. We prepare and submit the DRC package, help you choose a scheme the committee will approve, and schedule the work around the review rather than against it. Interior painting, exterior painting, cabinet painting, and full residential repainting, from first consultation through final walkthrough.

Cabinet Painting in Caldera Springs
If your kitchen cabinets are outdated or worn, professional cabinet painting delivers a dramatic transformation without the cost of replacement. We clean, sand, prime, and apply a durable, furniture-grade finish designed to last.
Popular cabinet colors like warm whites, soft grays, deep navy, and modern earth tones suit the Northwest Mountain architecture common in Caldera Springs. Interior work is outside DRC review, so cabinets, walls, and trim are yours to decide. Whether your cabinets are in the kitchen, bathroom, laundry room, or mudroom, the result is a smooth, factory-like finish that instantly updates your home.
Popular Cabinet Paint Colors:

Exterior Painting in Caldera Springs
High desert sun, cold winters, snow, and sharp seasonal temperature swings are hard on exteriors here. Natural wood siding, exposed beams, and peeled logs are common in Caldera Springs and need staining or treating rather than being left bare, which the guidelines require. We use durable, climate-appropriate coatings and prep for the freeze-thaw cycles that split finishes at this elevation.
Exterior Painting Services Include:
Full house repainting
Siding, fascia & soffit painting
Trim, doors & shutters
Exterior brick, concrete & masonry coatings
Garage door painting
Fence & railing painting
Deck painting & deck staining

Repairs to failing paint, cracks & wood damage
Premium exterior coatings (UV-resistant & fade-resistant)

Repainting in Caldera Springs Needs Approval Even in the Same Color
This is the rule almost every Caldera Springs owner gets wrong. Section 5.6 of the Design Guidelines states that all exterior painting and staining, no matter when it is done, requires Design Review Committee review and written approval before work begins, and that this includes any repainting even if the same colors of paint or stain are being used. Section 7.1 exempts routine maintenance and repairs from DRC review, so people reasonably assume a like-for-like repaint is maintenance. It is not. Painting is called out separately and explicitly.
In the Estate Homesite Community, the ARC reviews and approves directly and the ECC is simply notified. On golf course lots the ECC gets 10 business days to comment and has authority to deny. On non-golf-course lots the ECC is only notified when the work affects structural components such as roofing, decking, and siding. Worth knowing: applications for exterior painting on existing improvements are exempt from that notice requirement altogether.
The consequence of skipping it is not theoretical. The DRC conducts site visits to check continued compliance, and where it finds unauthorized changes it issues a citation letter setting out the mitigation required, with fines assessed under Appendix G and additional fines accruing until the property is brought back into compliance. Repainting your house the color it already was is a genuinely easy way to end up in that position.
What Colors Caldera Springs Will Actually Approve
Section 5.6 sets out what the DRC is looking for, and it is more specific than most owners expect. Exterior colors should complement the natural colors of the site's soils, rocks, and native vegetation. Body colors must be subtle and fairly neutral, avoiding stark contrast with both the surrounding landscape and neighboring homes. Richer tones drawn from the local environment may be approved as accents on trim, windows, and doors, but the DRC reviews those case by case rather than against a fixed palette.
Four more rules decide most submittals. Bright colors will not be approved, and light colors are considered case by case. Color must be applied consistently across all elevations, so you cannot treat one side of the house differently. Care must be taken to avoid duplicating the colors of nearby homes, which means your neighbor's scheme constrains yours. And natural wood siding, exposed beams, peeled logs, and natural shakes must be stained or treated with an accent or complementary color rather than left bare.
Because there is no fixed approved list, color selection at Caldera Springs is a judgment call made against your specific site and your neighbors. We walk the lot, check what is already approved nearby, and put forward a scheme the committee can say yes to the first time.
The Caldera Springs DRC Submittal, Start to Finish
A repaint is handled as an alteration under Section 7.1, which means it is reviewed against the same criteria as new construction. The submittal takes the application form from Appendix D plus the fees and deposits set out in Appendix G. The DRC provides a written approval or disapproval within 15 days of submittal, though it can extend that if it considers the package incomplete. Approval, once granted, is valid for one year.
The guidelines strongly recommend a Pre-Design meeting with the DRC before you start, which you can schedule through the DRC Coordinator at 541-678-2575. For a straightforward repaint that step is often what separates a 15-day approval from a second round of review. A Project Completion Review is also required at the end, and your construction deposit is refunded once the DRC confirms the work meets the guidelines.
We prepare and submit the package, handle the DRC correspondence, and schedule the work around the approval window rather than against it. Caldera Springs sits beside Sunriver and shares its build season, so a submittal that slips can cost you the summer. For owners who rent the home out, we also plan around your booking calendar and coordinate access with your property manager.

Does repainting my Caldera Springs home need DRC approval?
Yes. Section 5.6 of the Caldera Springs Design Guidelines states that all exterior painting and staining requires Design Review Committee review and written approval before work begins, and that this includes repainting even if the same colors of paint or stain are being used. Routine maintenance is exempt from DRC review under Section 7.1, but painting is called out separately and is not treated as maintenance.
Do you offer free painting estimates?
Every painting project begins with a free, no-pressure estimate. We walk through your home, discuss your goals, and explain the options clearly. You’ll receive a detailed, transparent quote so you know exactly what to expect before any work begins.
What paints do you recommend for kitchen cabinets?
We use professional, furniture-grade cabinet coatings designed for durability, smoothness, and long-term wear, far better than typical wall paint. These coatings resist chipping, moisture, and daily use, making them ideal for high-traffic kitchens. We also help you select cabinet paint colors that match your style and complement the rest of your home.
Can painting increase my home’s value?
Absolutely. Fresh paint is one of the highest-ROI improvements homeowners can make. Updated colors greatly improve market appeal.
Is Webfoot Home Improvements insured?
