Every exterior change in Sunriver goes through the Sunriver Owners Association Design Committee before a single board gets ordered. Decks and railings both fall under Section 3.16 of the SROA Design Manual. We prepare and submit the whole package: Form E, Form C, your site plan, the lot coverage calculation, elevation plans, and product documentation. Then we track it to decision and handle any committee follow-up. You review and sign.

SROA sorts deck work into three tiers, and the tier decides your fees and your timeline. A replacement keeps the same size, configuration, and material, and carries no review fee. A modification is a limited change: a $100 review fee plus a $150 building permit valid for 3 months. A substantial alteration is a substantive change: a $200 review fee plus a $400 permit valid for 6 months. Going from wood to composite moves you out of replacement territory. Administrative approvals run 7 to 10 business days, and full committee review follows published submittal deadlines. One rule worth repeating: do not order materials before you have written approval.
